200 East Sandpoint is an eight-story glass and steel framed office building with a prefab concrete curtain wall consisting of approximately 150,451 rentable square feet. The building is located in Hutton Centre, a 46-acre master planned business environment, consisting of 5 high rise office buildings, a lake, hotels, and restaurants.
Location
The property is situated at the corner of Sandpointe Avenue and Hutton Centre Drive in Santa Ana. The building benefits from its proximity to the Newport Costa Mesa (55) and San Diego (405) freeways which provides exceptional access to the property.
Parking
Surface parking with 335 spaces plus 8 Handicap and Grant of Easement for 60 stalls at the neighboring Griffin Towers. This totals 403 parking spaces as required by the City to accommodate the building. Reserved spaces are available to the tenants. Parking at Griffin Towers is charged per month.
Mechanical HVAC
The air conditioning system is a Hydronic Heat Pump System. Central plant consists of two cooling towers, 2 boilers and 3 circulation pumps. One to five ton water source heat pump air conditioning units are located throughout tenant ceiling areas on each floor. There are 199 individual units throughout the building. Each heat pump has the ability to heat or cool the air it supplies. The Building Management System computer controls the building environment by on and off operation of heat pump fan and compressor when units are operating during scheduled run times. Sensors are located at thermostats and are used to relay temperatures back to the computer so that temperature parameters can be set and maintained by locking out heat pump operation.
Elevators
There are two 3,000lb, capacity Dover passenger elevators and one 3,500lb capacity freight elevator servicing the building.
Fire Protection
Fire sprinklers are located throughout the building. A Digital Analog Firepanel, manufactured by Notifier services the building. ADT is currently monitoring the Fire Alarm Panel 24 hours per day. Ech tenant is supplied with Safety Manuals containing emergency information and designed to comply with the provisions of Title 19 of the California Administrative Code. From time to time, training is held with all Floor Wardens to ensure the safety of the buildings' occupants by going over the buildings' emergency system. Annually a fire drill is held as required by the City of Santa Ana.

Energy Management
200 East Sandpointe has an energy management system which op-erates the after hours lighting and HVAC system. This system allows tenants to activate after hour usage by a touch tone telephone and inserting their code. The EMS proportionately distributes the charges associated with building equipment, being "shared" by tenants occupying the building at the same time. Full floor tenants ar provided the ability to enable smaller zones within their suites and are rewarded with lower after hour bills when less space is "turned on". Likewise, smaller tenants will pay less per hour than larger tenants.
Roof
The approximate roof area is 17,500 sq. ft. It is a built up roof consisting of a concrete waterproof deck. The substrate is constructed of 8 inch plywood. The rood membrane consists of a 28 lb. base sheet, 3 plies of 11 lb. felts set in hot asphalt. Base sheet is attached to substrate by solid mopping. Top weathering surface consists of asphalt and gravel.
